Facilities Management

Our Facilities Management team of Stuart, Ben and Nadia, supported by Chloe and Jen, co-ordinate all aspects of the operational management of our managed portfolio. Together with our on-site teams they are responsible for:

  • Contractor procurement and tendering
  • Contractor Management, Reporting and Performance
  • Statutory Compliance and Certification
  • Health & Safety and Fire Risk management
  • Project tendering and supervision
  • Utility Procurement, management and re-charging

The Facilities Management team work with the Property Managers to compile and manage all service charge budgets including budget tracking, forecasting, reporting and accountability.

Our appointed Health and Safety and Utility consultants are worked alongside on a daily basis and also interface with specialist engineers, surveyors and consultants where required.

At the heart of our FM offer is Facilio, our new state-of-the-art building and facilities management software that provides us and our clients with a fully integrated reporting and management platform.

Property Management Accounting

Suzanne and her team provide the full financial support to Fidum’s service offering. We offer a flexible service tailoring our reports and frequency to our clients’ individual requirements.

Our accounting services are regulated by the RICS with all client funds held in separate client accounts with HSBC. Client funds are reconciled on a daily basis through our Yardi Management Accounting Software and rents are remitted as soon as we have cleared funds.

Service Charge Accounts are all reconciled within 4 months of the year end in accordance with RICS guidelines. We pay suppliers promptly through weekly BACS runs and our credit control recognises that tenants are our clients’ customers and work on the mantra of being firm but fair.

Our years of experience across many sectors of the property market enable us to provide a range of consultancy advice over and above the daily property management offering. In particular we work closely with many of our clients on the following:

  • Pre-acquisition due diligence advice. We work with clients, their lawyers, building surveyors and other advisors to review all aspects of the management of an asset to be acquired.
  • Development advice. We work with developer clients to ensure that buildings are designed with future management in mind and in order to minimise future maintenance and service charge costs.
  • Lease advice. We work with clients on new properties to ensure that lease clauses are correctly constructed having regard to the management of an asset.
  • Occupational consultancy where we work with building owner/occupiers and tenants to manage their assets or lease commitments.

 

We strive to offer a personal touch with our Consultancy Services by combining our technical expertise and commercial awareness with our many years of industry experience.
